Question: What is the most challenging part of the transaction process?
Answer: The most complicated part of the transaction process is managing people. Closing a real estate deal is about building consensus among sellers and buyers, as well as their representatives and advisers.
One of the greatest values a real estate professional can bring to a transaction is knowing when to be a diplomat or an advocate; knowing when to push, when to stand ground and when to back off. It is ultimately a people business, and people can be complicated, especially under financial and emotional stress. Managing emotions and expectations can be difficult, especially from an arm’s length when dealing with the clients of a cooperating agent. Emotions can get the best of people and their goals. Understanding human nature and knowing how and when to adapt, listen, debate, influence or appease is key.

Highest Home Sale Ever Recorded in City of Alameda

Alain Pinel Realtors (APR) announced at the end of January that it had closed escrow on a $3.4 million home, setting the record for the highest recorded sale of a single family home ever in the City of Alameda. 1200 Saint Charles Street, in the heart of the Gold Coast, was listed by David Gunderman and Andrew Raskopf of the APR Oakland Hills – Montclair Office. 
The property made a splash last December when it was listed at $3.3 million, becoming the highest priced listing ever on the market in the City of Alameda. The four-level Colonial revival features 6,000-7,000+/- square feet of living space and sits on around three-quarters of an acre. Built in 1898 by the celebrated Bay Area Victorian architects, Marcuse and Remmel, the property has been thoughtfully designed and updated by the seller, a notable interior designer. 
The estate was on the market for less than two weeks before being sold. Gunderman, who along with Raskopf also represented the buyers in the transaction, thinks it is indicative of larger trends in the City of Alameda. “Alameda’s luxury market is coming out of the shadow of Piedmont,” Gunderman explained. “More and more, people want to be part of this community, and with the limited luxury inventory, supply and demand economics are aggressively kicking in.”
The closing builds on APR’s rapidly growing market share in Alameda from 2013, when the firm nearly doubled their closed sides and more than doubled their closed sales volume over 2012. “The luxury branding of Alain Pinel Realtors, coupled with the marketing genius of agents like David and Andrew, has really resonated in Alameda,” noted Phil Weingrow, Vice President and Manager of the APR Montclair office.

WSJ/REALTrends: APR Agents Among Top in Nation

The Wall Street Journal and REAL Trends, Inc. announced the 2013 rankings of the top real estate professionals in the entire country based on 2012 sales volume. 14 Alain Pinel Realtors (APR) sales professionals were included in these prestigious rankings, with 6 individuals and 4 teams listed as the top producing agents in the country, giving APR the strongest presence of any independent real estate firm in California, based on sales volume.
Topping the list for Top Teams by Sales Volume are APR’s Mary & Brent Gullixson from the APR Menlo Park office, ranked #4 with a sales volume of over $265 million. For the past three years, Mary has been ranked in the top five in the nation on the Top Agents by Sales Volume list.

Alain Pinel Realtors Agents Rank Among Best in the Nation

18 Alain Pinel Realtors (APR) sales professionals, from all over the Bay Area, were recognized by The 2012 Wall Street Journal / REAL Trends “Top Thousand” which ranks the top real estate professionals in the United States based on 2011 sales data. With 10 individuals and 3 sales teams being honored on the prestigious by-volume lists, APR has the strongest presence of any privately-owned, independent real estate brokerage in the nation.
Topping the Top Individual Agents by Sales Volume is APR’s Mary Gullixson from the APR Menlo Park office, ranked at #4 with a sales volume of $253,485,527. This sales volume represents almost a 12% increase over Gullixson’s volume in 2010. Gullixson has placed in the top five real estate professionals in the nation for the past three consecutive years, and the top 15 each year since the list was created in 2006. This is Gullixson’s fifth time placing in the top five agents in the nation, more than any other REALTOR® since the list was created.
